New home prices decline slightly in December

There may be some relief for those looking to take the plunge into the Canadian housing market. The sale price of new homes dropped slightly in December, continuing a downward trend that began in February 2025. The data comes from the latest release of Statistics Canada’s monthly New Home Price Index (NHPI) that measures changes over time in builders’ prices of newly built residential homes including single-detached homes, semi-detached homes, and townhomes. There are indices for Canada, each province and 27 census metropolitan areas (CMA). These indices have a base of 100 using pricing of new homes from December 2016.
Nationally, the index decreased to 122.0 in December 2025, down from 122.2 in November 2025, representing a 0.16% month-to-month decrease. Sale prices in the NHPI are the transaction or reported list price for a house model in a given month, excluding sales tax. The NHPI is a widely followed metric. Economists, academics, and the public use it to track trends in home construction, and Statistics Canada use parts of the series to calculate some elements of the Consumer Price Index. The real estate industry also uses it to compare new home sales against the resale of homes in key markets.
